This Privacy Policy explains how Lodgepole Property Advisors ("Lodgepole," "we," "us"), a service provided by David W. Kucera, an individual, based in Clovis, California, collects, uses and protects personal information on https://www.lodgepoleadvisors.com (the "Site") and when you order a report or ask to talk with an advisor. Lodgepole serves California properties only. It includes the notice California residents are entitled to under the California Consumer Privacy Act, as amended by the California Privacy Rights Act (together, the "CCPA"), and the disclosures required by the California Online Privacy Protection Act (CalOPPA).
The short version: we collect what we need to prepare your report and stay in touch with you about it. We don't sell or share your personal information. We don't use advertising trackers, analytics or cookies on the Site.
Notice at collection
When you fill out our order form or email us to talk with an advisor, we collect the categories of personal information listed below. We use them to prepare and deliver your report, process payment, respond to you and run our business. We do not sell or share your personal information. How long we keep each category is explained in "How long we keep information" below.

Payment information. Payments are processed by Stripe on its own secure checkout page. We don't receive or store your full card number. Stripe tells us whether a payment succeeded and shares limited details, such as your name, email, the amount, and the card brand and last four digits. Stripe's use of your information is covered by Stripe's privacy policy.
Sensitive personal information. We don't ask for sensitive personal information as defined by the CCPA, such as Social Security numbers, account logins or government ID numbers. Please don't include it in free-text fields. If you do, we won't use it to infer characteristics about you, and we'll use it only as needed to respond to you.
How we use information
We use personal information to:
- prepare, deliver and correct your report
- process payments and refunds, and keep business, tax and accounting records
- respond to advisor requests and questions and give customer support
- keep the Site and our records secure, and prevent fraud and misuse
- improve our reports, using information in a way that doesn't identify you where we can
- meet legal obligations and enforce our Terms of Service
We don't use your information for targeted advertising, and we don't send marketing emails unless you ask us to.
Who we disclose information to
We disclose personal information to service providers and contractors that help us run our business. They are allowed to use it only to provide services to us:
- Stripe: payment processing
- Cloudflare: website hosting and order form processing
- Google: business email, file storage and the web fonts used on the Site. When a page loads, your browser requests fonts from Google, which receives your IP address.
- Data and software providers: property records, market data, and software we use to prepare and check reports, including automated and AI-assisted tools
Other professionals and Dave Kucera's other businesses. Lodgepole doesn't share your information with real estate, mortgage, insurance or property management professionals or companies, including businesses Dave Kucera owns or works for, unless you ask us to in writing and tell us what to share. Those businesses are separate from Lodgepole. See the About Dave page for details.
We may also disclose information if the law requires it, to protect our rights or the safety of others, or as part of a sale or reorganization of our business. In that case, this policy continues to apply to your information.
In the past 12 months, we have disclosed the categories of personal information listed above to these service providers for the business purposes described in this policy.
We do not sell or share your personal information
Lodgepole does not sell your personal information. We also do not share it for cross-context behavioral advertising. We have not done either in the past 12 months. We don't knowingly sell or share the personal information of anyone under 16.
Do Not Sell or Share My Personal Information: because we don't sell or share personal information, there is nothing you need to opt out of. If that ever changes, we'll update this policy first and give you a clear way to opt out. We treat a Global Privacy Control (GPC) signal from your browser as a request to opt out of sale and sharing.
Your California privacy rights
If you're a California resident, you have the right to:
- Know and access: ask what personal information we have collected about you, the categories of sources, why we collected it, and who we disclosed it to, and get a copy of the specific pieces of information.
- Delete: ask us to delete personal information we collected from you. Some exceptions apply, for example records we must keep for tax purposes.
- Correct: ask us to correct inaccurate personal information.
- Opt out of sale or sharing: we don't sell or share, but you can always send an opt-out request.
- Limit use of sensitive personal information: we don't use sensitive personal information for purposes that give rise to this right.
- Non-discrimination: we won't deny you service, charge you a different price or give you a different level of service because you used your privacy rights.
How to make a request:

- To protect you, we'll verify your request by matching information we already have, such as the email address you used at checkout and the property address on your order.
- You can use an authorized agent. We may ask for proof that the agent is authorized, and we may ask you to confirm your identity directly.
We'll confirm we received your request within 10 business days and respond within 45 calendar days. If we need more time, we'll tell you why, and we may take up to 45 more days.
How long we keep information
- Orders: order details, the information you gave us, your report and our messages about it are kept for 3 years after delivery. After that we delete them.
- Payment and transaction records: kept for up to 7 years to meet tax and accounting requirements.
- Advisor requests that don't lead to an order: kept for 2 years after our last contact with you.
- Server logs: kept by our hosting provider for a short period under its standard settings.
We may keep information longer if the law requires it, or to resolve a dispute. We keep information for a shorter time when you ask us to delete it and no exception applies.
Cookies, tracking and "Do Not Track"
The Site doesn't use cookies, analytics or advertising trackers. We don't track you over time or across other websites, and we don't allow other companies to do so through our Site. The only exception is that Google receives your IP address when your browser loads fonts. Because we don't track you, the Site works the same whether or not your browser sends a "Do Not Track" signal.
California "Shine the Light"
We don't disclose personal information to third parties for their own direct marketing purposes.
Children
The Site and our reports are meant for adults. We don't knowingly collect personal information from children under 16. If you think a child has given us information, contact us and we'll delete it.
Security
We use reasonable safeguards to protect personal information, including encrypted connections (HTTPS), payment handled entirely by Stripe, and access limited to the people and tools that need it. No method of transmission or storage is completely secure, so we can't promise absolute security.
Reviewing and changing your information
You can review or correct the information you gave us at any time by emailing [email protected].
Changes to this policy
If we change this policy, we'll post the new version on this page and update the "Last updated" date. If we make a material change, we'll also note it clearly on the Site.
